Unfortunately, this year the fees had to be increased to keep up with increased costs and expenses.  But new for this year, we are offering two different discounts that can total up to $15 off.  Please see the details about the discounts because they have their limitations, and the $10 discount expires soon.  Hopefully you can take advantage of both discounts.

The HOA Board has tried to be transparent with everything related to the HOA Fees, available discounts, and their related policies.  As such these policies may be verbose, but are similar in detail and complexity as compared to older policies.  By providing as much information as we can, we hope to demystify how these topics will be handled.

HOA Fees for 2023 - Currently Past Due

The HOA fees for 2023 were due April 1st, 2023, but if outstanding fees are paid by April 7th then no late fees will be applied.

Please see information below about making payments to the HOA's PO BOX, dropping off payments at the HOA Drop Box, and/or using PayPal or Venmo.

Contacting the treasurer if you have question, or if more time is needed to pay your fees.  Contacting the HOA Treasurer may prevent assessments of a late fee.

Updates to the HOA 2023 Budget and P&L

There were a few changes made to the HOA's 2023 Budget and the 2022 Profit & Loss.  These changes were based upon a few minor corrections that were found and corrected while generating the invoices for 2023.

The total income for 2022 was increased by $50.00. There were no changes to the expenses for 2022.

There were a few budget items that were also changed.  Meeting expenses were increased to $50 since the previous $5 amount was a typo.  Miscellaneous Landscaping Expenses were reduced by $350, of which this expense is to related to maintenance concerns related to the trees near the front entrance, including around the pond.

The budget for 2023 has been set to $140, but if all listed items for income and expenses are to be "balanced" then the effective annual fee would have been $158.39.  It was the decision of the HOA Board to maintain the same HOA Fees for 2023 due to general inflation and prices raising on everything else.

HOA Fees for 2023

The HOA fees for 2023 have been set to $140 once again this year, with a due date of 2023-03-31.  Late fees of $25 will apply, along with reasonable interest rates.

Please mail payments to our PO BOX and make checks payable to "Ross Estates HOA" and ensure your last name and address are included on the check or the envelope. Including the invoice number is optional, but helpful too.

You may also drop a payment off at the treasurer's residence in the HOA drop box.  See the note below related to the drop box.

Pay HOA Fees with PayPal & Venmo

Sorry, we cannot accept payment through PayPal or Venmo due to issues with transaction fees.

There will be no exception.  Please pay with a check or cash.  Please contact the treasurer for more information.

HOA Drop Box for Fees and other Documents

As an alternative to mailing HOA Fees and other documents to our PO BOX, you may utilize the HOA Drop Box that is located at the HOA Treasurer's residence.  Please do not use the USPS mail box along the road, there is a dedicated box intended for member usage 24/7 by the garage door.

The drop box is located at 1210 Pond Ridge Cir and is attached to the garage door pillar (not visible from the street).  The box is a tan, locked box,  There are instructions inside the lid on how to notify the treasurer when you make a payment, or drop off a document, if desired.

Use of the drop box will help expedite getting documents to the board of directors 24/7.  There are instructions inside the lid on how to notify the treasurer of deposits so they can be processed right away, even after hours.

Please include your name, address, and method of contact such as email or phone number.  If you would like a confirmation, or a receipt, and it will be sent one as soon as the documents are retrieved.
